Context and objectives

The Perfetti Ricasoli Renaissance project is an urban regeneration initiative that transforms a former industrial area, located between Via Perfetti Ricasoli and Via Petrocchi in Florence, into a modern tourist accommodation complex. The project aims to redevelop a disused area, responding to the needs of local economic activities and improving the urban quality of the area.

Features of the intervention

Demolition and reconstruction: the project involves the demolition of six industrial warehouses previously used for logistics and services. In their place, a new building will be constructed for 100% tourist accommodation use.
Business Hotel: the new hotel will be a 70-room business hotel, designed to meet the needs of business travelers and tourists. The hotel will offer international standards of comfort and services, blending harmoniously into the surrounding urban context.
Outdoor areas: green areas and a parking lot will be built in front of the hotel lobby and restaurant, helping to improve the aesthetics and functionality of the area.

Infrastructure and mobility

• Cycle path: the project includes the construction of a cycle path along Via Petrocchi, promoting sustainable mobility and improving the area’s connection with the rest of the city.

Urban and social impact

The project will contribute to the redevelopment of a degraded urban area, promoting the economic and social development of the neighborhood. The presence of the new hotel will attract further investment and commercial activity, improving the livability and attractiveness of the area.

Project status

The recovery plan was adopted by the Florence City Council on the recommendation of the Councilor for Urban Planning. This is a private initiative that has received the support of local institutions, highlighting the strategic importance of the project for the urban development of the city.
